Who are we?

My wife and I bought our first villa in Florida in July 2003. We had considered buying a home for quite a while but had never really seen anything that we liked that was close to Disney. We found Formosa Gardens Estates while we were coming to the end of our trip over Easter 2003 and fell in love with it. 

Since then we have added quite a few homes and then good friends of ours have also bought some homes which are included on this site.

In brief, should you decide to make a reservation online your dates will be reserved immediately upon payment of a 20% deposit and acceptance of the full terms and conditions. A written confirmation will be sent to you within a few days. The balance and a $300 security deposit are due 6 weeks before your stay begins and the security deposit is returned to you within 3 weeks of departure, assuming everything has been left in order.

Where are your homes compared to the parks?

The majority of our homes are within 5 minutes drive from Disney World. 15 minutes from Sea World and about 20 minutes from Universal.  

What’s special about your homes?

We provide executive homes in excellent locations close to all the attractions. All of my own homes and most of my friend’s homes have wonderful lake or woodland conservation views and none of them are overlooked. We try to provide a complete package rather than charging for all sorts of extras. All our homes have cable TV, high speed wireless internet, games rooms and baby packages. There are many rental homes available and our homes stand out in terms of space and quality of furnishings.  

What’s included?

The short answer is everything that you would expect and more. The simple things like the bedding, linens, towels are included. My own homes in Formosa Gardens Estates, Emerald Island and Legacy Park also have a gas bbq grill, a small starter pack of cleaning materials and toiletries as well as wireless internet access free long distance and international telephone calls. 

What’s not included?

Not a lot. Pool and spa heating is optional. It is recommended from October through to April. A gas grill can be rented for in my friend’s homes. Gas refills can be purchased at the local gas station.

What do I need to bring?

Well, yourself, your kids, some clothes and sun screen. We do provide hairdryers but you may want to bring hair straighteners and some make up though. 

Do you have a management company?

Yes, they are within 10 minutes drive from any of the houses. Normally you do not need to make contact with them or go to their offices but there are available 24 hours a day in case of an emergency. 

Where can I get good prices on theme park tickets?

I recommend Kissimmee Guest Services. They will call you after you arrive in my own homes and see if they are able to help you. You can also have a look at their website – www.kgstickets.com 

What’s in the baby package?

The baby package includes a stroller, high chair, pack n play crib and baby monitors. Some of our larger homes have two of each. A wooden crib with bedding can be organised for a small charge
